Speculative Class “A” office building located adjacent to Centers for Medicare & Medicaid Services complex and within close proximity to Security Town Center in Woodlawn
Timonium, MD (April 18, 2016) – Knott Realty Group has commenced construction on the Rolling Run Technology Park, a single-story 58,000 square foot speculative Class “A” office building situated on 2270 Rolling Run Drive in the Windsor Mill section of Baltimore County. The Timonium-based, full-service real estate development and management company expects to deliver the project in fall 2016. The Mullan Contracting Company, headquartered in Lutherville, will serve as the general contractor for the building.
Rolling Run Technology Park is configured with a large bay design and open plan layout to service the real estate requirements of a wide range of end-users. The building features sixteen foot ceiling heights, the opportunity for private office entries and a low core factor to maximize the availability of usable space. An adjacent parking field surrounds the building, providing approximately 4.5 spaces per 1,000 square feet leased.
Rolling Run Technology Park is positioned directly adjacent to the Centers for Medicare & Medicaid Services office complex, and is within close proximity to the headquarters of the Social Security Administration and the Security Town Center. The site is accessed from Dogwood Road and N. Rolling Road via Baltimore Beltway Exit 17 (Security Boulevard).
A wide range of business and consumer amenities are in the immediate area including fast-casual restaurant options, big-box retailers, two shopping malls and Woodlands Golf Course. Access to Interstate 695 is less than two miles from the office building and the Baltimore-Washington International Airport is approximately twenty minutes from the site.
“Our research of the Windsor Mill sub-market shows strong demand for this real estate product category, based on a number of drivers including the federal government and expanding private businesses, which provides us with the optimism to proceed on a speculative basis,” explained James F. Knott, Jr., President of Knott Realty Group. “Rolling Run Technology Park features a flexible and open space layout that can support a wide array of office users including government contractors, medical and professional services. Our adjacent office properties, comprised of more than 82,000 square feet of space, is 100% leased, so we have tremendous confidence in this market.”
“Woodlawn and Windsor Mill are where ‘location, location, location’ meets ‘talent, talent, talent.’ Here, Social Security and CMS headquarters and prime federal contractors are right at a company’s doorstep,” said Baltimore County Executive Kevin Kamenetz.
